Expression of Interest - Proposed Ariah Park Village Subdivision

Temora Shire Council is investigating the potential to develop a proposed subdivision on land located at Mandamah Street, Ariah Park.

The site, known as Part Lot 2 DP 1023103 (80 Coolamon Street, Ariah Park) has frontage to Mandamah Street and Coolamon Street. The site is owned by Temora Shire Council. The site has an area of approximately 5.379 hectares. It is proposed to subdivide this site into 18 lots, including a new road. The site is shown on the attached document, edged in red.

Temora Shire Council invites Expressions of Interest from:

a) prospective purchasers of future residential lots within a proposed subdivision, for the purpose of gauging market demand, and

b) developers or development entities interested in purchasing the land and undertaking the subdivision.

Council has resolved to call for Expressions of Interest to better understand demand and delivery options, prior to determining whether to proceed with a Council led subdivision or an alternative development approach.

All parties submitting an Expression of Interest, whether under Option A or Option B, are required to complete and submit the Expression of Interest Form - Ariah Park Village Mandamah Street and Coolamon Street Subdivision. Printed copies of this form will be available to view at the Ariah Park Post Office.

The completed form must accompany all submissions and will be used by Council to record, assess, and compare Expressions of Interest received through this process.

EOIs must be received prior to 2pm on Monday 30 March 2026.

EOIs must be emailed to temshire@temora.nsw.gov.au and clearly addressed to the General Manager as "Expression of Interest Ariah Park Village Subdivision" or mailed or hand delivered to Temora Shire Council 105 Loftus Street (PO Box 262) Temora NSW 2666.

Why is Council considering a subdivision in Ariah Park?

There are currently no vacant residential blocks available for sale in Ariah Park village, despite some undeveloped lots existing. This has resulted in very limited to no opportunities for new dwellings to be constructed. Council is investigating options to increase housing supply and support the long-term sustainability and growth of the village.

 

Where is the proposed subdivision located?

The proposed subdivision is located on Council-owned land at Mandamah Street, Ariah Park. The site comprises approximately 5.379 hectares and is within a long-standing village zone.

 

What is being proposed?

Council is investigating the subdivision of the land into 18 residential lots, including the construction of a new internal road. Services exist in the vicinity of the site and can be extended to enable development.

What happens to the trees on the site?

The design is conceptual. Should it be fulfilled, some of the scattered trees will be removed. The site adjoins vegetated land, also owned by Temora Shire Council, immediately to the west. This vegetated land is not included as part of the investigation area.

 

How much will the lots cost?

Indicative lot prices are expected to start from $90,000 to $110,000. Final pricing will depend on the delivery model and detailed design.

Is Council definitely proceeding with the subdivision?

No decision has been made at this stage. Council is currently seeking Expressions of Interest (EOI) to better understand demand and delivery options before determining the most appropriate pathway forward.

What is the EOI process?

The EOI process is designed to:

  • Gauge demand from prospective purchasers interested in future residential lots; and

  • Assess interest from developers or development entities in undertaking the subdivision on Council-owned land.

The results will inform whether Council proceeds with a Council-led subdivision, a developer-led model, or an alternative delivery approach.

  • Individuals or families interested in purchasing a residential lot; and

  • Developers or development entities interested in delivering the subdivision.
